The Boston luxury condo inventory right now is very tight. This may change dramatically in the next few weeks as the spring market comes into play. But in the here and now, there are not that many luxury condos for sale and by the time you find a home you like, there are probably a lot of other buyers interested in it and may have submitted an offer. That’s because almost every buyer in the market is simply chasing down the same listings that hits Zillow, Redfin, or Trulia. You’re competing with everyone else because you are looking at the same thing everyone else is. its a mob mentality that you need to break away from.

In this real estate environment, if you’re a Boston condo buyer and you want to win, you need to align yourself with a buyer agent who can get you out ahead of a property before it’s on the market. Give the buyer agent your parameters, and they should be able to run a full needs analysis. A good buyer agent will then go and chase that property down, whether it’s on the market already or not.

You don’t want to work with a real estate agent who is trying to juggle too many balls in the air at the same time. Typical real estate agents handle buyers, listing appointments, marketing, and hundreds of other little details that detract their attention from your Boston condo search.

This allows you to avoid the onslaught of  potential condo buyers you’d face if it went back on the market.

As a buyer, the main thing you have to worry about is aligning yourself with the right buyer agent.
