When a buyer considers purchasing a Beacon Hill condo, one of the most important issues is financing.  Last year the average for “all cash Purchases” of Beacon Hill condos and condos in Midtown/ Downtown Boston was slightly under 20%.   As we begin 2019, there are several new conditions that can have a major effect on financing for Downtown condos in Boston.   In fact, many argue that the continued recovery of the housing market is directly related to whether these new financing conditions are “too tight” or “too loose”.  In a recent article from Housing Wire entitled “Who will feel the credit squeeze ?“, Economists from Corelogic has released their findings.   In short, the report notes that underwriting eligibility in financing for Downtown Lofts in the current market requires borrowers to possess “good credit scores” AND the ability to document their loans fully.  Should interest rates continue to remain steady or rise incrementally, financing for a Beacon Hill condo or Midtown/ Downtown property will continue to have access for willing and well qualified buyers.
